Modular Rooflights

Modular Rooflights are glass rooflights for flat roofs that maximise the amount of natural light, without intrusive framing being visible from beneath. Modular Rooflights have an elegant and aesthetic design and bring daylight into commercial buildings. Modular Rooflights are made to measure and can be configured, manufactured and delivered in bespoke sizes for specific requirements.

The modules: Daylight through the roof as single units or entire bands

Modular Rooflights are an elegant solution for flat roofs, providing direct access to daylight. Due to the glass-top construction the light incidence is maximised, meaning that the light area is equal to the hole in the roof.

The bespoke solution consists of either fixed modules, vented modules or a combination of both. The advanced connector system and drainage gutter ensure a watertight and airtight connection between the modules. A minimised beam ensures a beautiful connection on the inside.

Modularity in every single product

All modules are produced offsite at our factory, meaning every single component is rigorously tested and integrated in a controlled environment. Each component is also of the highest premium quality and is built to stand the test of time.

All prefabricated Monolight and Linearlight roof windows are CE marked in accordance with EN 14351-1. Except for Circularlight where no upstand is included. Modular Rooflights have a reference service life of 30 years in accordance with EN 17213.

Values depend on size and glazing variant. For double glazing, Uw-values range from 1.6-1.8 W/m²K, and for triple glazing, they range from 1.1-1.2 W/m²K. These values are calculated according to EN 14351-1.

What technical support do you provide during the specification and installation process for commercial projects?

VELUX Commercial offers several forms of planning support:

  • Comprehensive product documentation including detailed specifications.
  • Configuration for made-to-measure modules.

What is the expected service life and warranty period for a Modular Rooflight installation?

VELUX Modular Rooflights have a reference service life of 30 years in accordance with EN 17213. Our rooflights are supported by a 10-year guarantee. Blinds, actuators, and other electrical components that are a part of the modular system come with a 3-year guarantee. The guarantee is subject to correct installation and usage.

What are the key maintenance requirements for Modular Rooflights over time, and can facilities teams service the units without specialist support?

  • Cleaning the rooflights at least 1-2 times a year depending on the installation setting.
  • Carrying out a function test of the rooflights at least once a year to ensure they open correctly (for venting modules).
  • Cleaning the panes with water and ordinary household non-abrasive, non-corrosive detergents using only soft tools.
  • Clearing leaves and debris from the top unit and pane, ensuring rain and melting snow can drain away.
  • Checking the structural sealing along the edge of the pane for holes and cracks.

While basic maintenance can be performed by facilities teams, more complex repairs would require specialist support from VELUX Commercial.

It features maximized light areas that match the size of the roof openings, ensuring ample light distribution. With high light transmittance—ranging from 80–60% for double glazing and 71–55% for triple glazing—the rooflights efficiently channel sunlight into the interior spaces. Its design allows for the creation of continuous bands of natural light, while minimized structural beams enhance daylight penetration even further.

Moreover, optional roller blinds provide adjustable control over the level of daylight that enters the area, without completely blocking it, creating a well-balanced and pleasant lighting environment.
